Emicapital is a boutique consultancy and legal firm specialised in the Arab Gulf region. Based in London and Dubai, we deliver an array of structuring, management and investment advisory services to HNW families since 2006. Some of our clients demanded repeatedly to capitalise our Dubai experience by giving advice on the real estate market. We responded by providing the best instrument that guarantees professionalism, protection and transparency: a regulated investment fund.

The Fund
Investors know that a Fund represents the ideal strategy to enter a market without taking the burden of acquiring property directly, while enjoying the same returns and professional support. Emicapital ONE is an offshore fund we opened in Cayman in 2016, featuring six segregated portfolios. SP4 is the platform devoted to real estate, in the UAE and the United Kingdom. At the request of clients, we built the portfolio on a small minimum investment and a short lockup period. Risk minimisation will be achieved through geographical diversification between markets where we have consolidated presence.

The Strategy
Emicapital ONE SP4 strategy combines the high returns available in Dubai with the conservative and consistent profits of the English residential market. The strategy devised by the IM and its professional advisors looks at residential properties, acquired short term and long term. The target profit will be achieved by riding volatility and seeking a strong premium on property values, through an attentive equity acquisition policy and a quick turnaround. The fund benefits of the ample network of relations of its management with providers, developers and Government institutions in the region.

The Target
The UAE real estate market delivered constant growth since ever, in spite of the 2008 correction. After COVID, the market showed an unprecedented performance: +1,200% in sales units in 2023, over 2022. The first 4 months of 2024 showed +32% in sales over 2023. With over 68k units sold and AED 130 billion in value ($35bn), the last two years grew more than the former five years compounded. In the UK, in spite of high inflation, sales rose +12% in April 2024 and prices rose +9% against the year before. A confirmation of the Fund policy seeking property in the UK as a risk-balancing element.
